What Makes Anchors Down Special?
The reason you come here?
The views. Period.
What you don’t realize from looking at the map is how thoughtfully the resort is designed. The property is built into the mountain in a tiered setup, so each site feels unique and elevated — literally.
Some sites overlook the lake.
Some overlook the mountains.
Some give you both.
And the landscaping? Honestly one of the best we’ve seen.
The sites are large, paved, level, and very big-rig friendly, with concrete drives and some featuring fireplaces for extra outdoor living space.
If you can score a lakefront ridge site, grab it — those often book a year out.
Family-Friendly Perks
This is a great park for kids and families.
You’ve got:
• Lake beach area for relaxing and swimming
• Boat rentals
• Playground
• Arcade
• Pool with slides (seasonal)
• Basketball
• Pickleball
The lakefront beach area is one of the best places to unwind and enjoy the scenery.
Seasonal Note
The pool and waterslides weren’t open during our stay since they operate seasonally (typically between Memorial Day and Labor Day), and it was still too cold when we visited.
Unique Touches
One thing we noticed: no two sites feel exactly the same.
Some have fireplaces.
Some have decorative stonework.
Some even have crosses built into the site design.
We visited over Easter, and they held church on-site, which added a unique community feel.
There’s also a large church/event building on property that may host gatherings and activities.
Honest Opinion (The Next Level Truth)
If you want to be in the middle of the action like Gatlinburg or Pigeon Forge, this isn’t that.
But if you want a beautifully maintained upscale RV resort with incredible scenery, peaceful lake time, and easy access to hiking, restaurants, and Great Smoky Mountains National Park adventures — this place delivers.
This may honestly be one of the best-kept RV resorts we’ve stayed at. This park is Big Rig Friendly with Level paved sites.
And photos won’t fully do it justice.

Anchors Down RV Resort is a destination resort — not just a stopover.
Come for the views.
Stay for the lake.
Appreciate the details.
And if you love mountain scenery, water access, and upscale RV living… this one belongs on your list.
